Container fit, assemblyand lead times.

The questions we are asked most by clients shipping a cottage out of Mombasa — answered plainly.

How does a cottage fit inside a shipping container?

Every model is designed around internal container dimensions. Wall, floor and roof panels are made in transportable widths, stacked flat on timber pallets, and strapped with the openings, fixings and finishing materials packed in between. AV-01 fits one 20ft container, AV-02 one 40ft high-cube, and AV-03 typically two 40ft high-cubes. If you are consolidating with other goods, we can load to your freight forwarder's plan instead.

Is the cottage built first, then taken apart?

Yes. Each unit is dry-assembled in our Kerugoya workshop so we can check panel fit, door and window alignment, roof geometry and service routes. It is then disassembled, every panel is numbered against the assembly drawings, edges are protected, and the pack is wrapped and crated. That is why nothing is missing or mismatched on arrival.

Who assembles it at the destination?

Assembly is bolt-and-screw work from a numbered manual — no specialist plant beyond basic tools and, for AV-03, a small lifting aid. You can use a local contractor with our drawings and remote support, or we can send a supervisor or full crew to your site. Typical on-site time is 3–5 days for AV-01, 7–10 days for AV-02, and 14–21 days for AV-03, once foundations are cured.

What do I need ready before the container arrives?

A cleared, level plot with vehicle access for a container truck, the foundation completed to our drawings (concrete pads, piers or slab depending on model), and water and power available for the assembly crew. We issue the foundation drawings early so this work can run while your unit is in production or in transit.

What are typical lead times to international destinations?

Add build time to shipping time. Build is 4–6 weeks (AV-01), 6–8 weeks (AV-02) or 8–12 weeks (AV-03). From Mombasa, sea freight is roughly 1–2 weeks to the Gulf, 3–4 weeks to India and South Africa, 4–6 weeks to Europe and the UK, 5–7 weeks to East Asia, and 6–8 weeks to North America — plus port clearance at your end.

Which shipping terms and documents do you provide?

We quote FOB Mombasa as standard and can arrange CIF or door delivery on request. Every shipment includes a commercial invoice, packing list with panel schedule, certificate of origin, bill of lading, assembly manual and material specifications for customs and building control.

Who handles duties, customs and permits?

Import duties, taxes and clearance at the destination are handled by you or your nominated broker, since rates and rules are local. We prepare the documentation to match your requirements and can recommend forwarders on routes we ship regularly. Building permits are also local — our drawings and specifications are prepared to support the application.

What if a panel is damaged in transit?

Shipments are photographed and inventoried before loading. Report damage with photographs at offloading: we replace affected panels and, where a marine insurance policy is in place, support the claim. Fixings and finishing materials are packed with a small surplus for exactly this reason.
